B.C BUILDING DESIGNS PTY LTD offers individual design services to bring your dreams to reality. Once we gain an understanding of the site, orientation and have determined a design brief through consultations, we can begin to develop concept drawings on computer. After further consultations and alterations are made to the design then we have achieved the final design. Then we advance to completing the full working drawings to suit Building Permit stage. We also have available 3D drawings to show the client what their dream home will look like, this is on request and does incur a fee.

EXTENSIONS

Extensions these days clients are opting to extend rather than build a new home. On most projects a site visit is required, allowing us to accurately measure existing conditions and analyze site constraints. A design brief is ascertained, along with physical building restrictions and the clients building budget is taken into account. This then allows us to design concept drawings to the clients request to see the final outcome of their extension then final working drawings are completed.

TOWN PLANNING APPLICATIONS


Most projects require Town Planning Permit Approval prior to obtaining a building permit. Council overlays such as Heritage and land subject to inundation trigger the requirement for a Planning Permit. We provide Town Planning Documentation from simple residential extensions to multi unit developments & commercial buildings.

ENERGY RATINGS

Almost all projects needs to be Energy rated whether it be Residential or Commercial. Energy Rating requirements vary from state to state eg New Residence in Victoria need to achieve a minimum of 6 Stars. We have the latest in Energy Rating Software programs to provide this information to our clients. Commercial and residential ratings are different therefore the prices for these are different.
